To save money, many landlords do not screen their tenants or only scratch the surface of a potential tenant’s history. This approach leads to many costly evictions for landlords.

This is one of the most important questions to ask the tenant. A tenant who has been evicted once is not typically as afraid of getting evicted a second,  third, or fourth time. Although the tenant may not tell the truth when asked this question, it is still worth asking. We typically do not rent to tenants who have been evicted.

(Authors Note. The most evictions I have seen from a prospective tenant are 13 evictions. I call them professional bad tenants. )

 What Is Your Monthly Income?

The amount a tenant earns will tell you if they are likely to be able to afford the rent or not. It is good practice for a tenant to make at least two to two and a half times the cost of the rent. For example, if your rent is $1000 monthly, a good tenant would earn at least $2000 to $2500 monthly.

How much a tenant earns does not tell you the whole picture. On the surface, a tenant could seem to have plenty of income, but if they also have a significant monthly debt burden, this would decrease their ability to pay you in full and on time.

Why Are You Moving?

This question can tell you a lot about potential tenant and their lifestyle. Legitimate reasons for moving could be because they are changing jobs and want to live closer to the workplace or are looking for more room. Reasons like being evicted from their previous property, having a bad relationship, and arguing with their last landlord should set off alarm bells.

 When Do You Want To Move In?

This may seem like a standard question, but it can also tell much about the tenant. If they want to move in the next day, there’s a chance they are not the most responsible person. If they were previously renting, most landlords require a notice to terminate the lease. If they want to move in immediately, it could suggest they have abandoned their previous property.

There are many legitimate reasons a person could want to move in immediately. Still, generally, a good, responsible tenant will start their search for a new property at least a week before their expected move-in date. Many tenants will say they must move immediately when we push for a clearer picture of their needs. We find out they are looking for something in three months. This question will reveal a lot about the tenant’s financial situation. A tenant who can afford a security deposit and the first month’s rent outright will likely be responsible for future payments.

Although it can be tempting to accept installments for the deposit, starting a landlord-tenant relationship in debt from the start is never good, so you could carefully consider signing a lease with anyone who cannot afford a security deposit outright.

Have You Got Employer and Landlord References?

We do not put much stock in the references. The employer will typically give a good connection. If they don’t, the employee may stop working for them. Landlords provide good contacts to get rid of bad tenants.

Do You Consent To a Credit and Background Check?

Requiring potential tenants to agree to a background check before signing the lease is an excellent way to ensure you only get good tenants. A potential tenant with a history of crime or evictions is unlikely to consent to your searches, and you can immediately rule them out as a good tenant.

How Many People Will Live On The Property?

You will want to ensure the tenant has a reasonable number of people living on the property. Too many people living in a property can lead to excessive wear and tear, costing you money. Under many municipal codes, the number of people that can live in a rental property depends on its size and number of bedrooms. We follow the rule of no more than two persons per bedroom in this area.
